Vacant properties in cold weather climates should be adequately protected to prevent freeze damage over winter months. Too many vacant homes in communities across the country have fallen victim to freeze damage through the foreclosure crisis. Freeze damage and lack of proper maintenance at vacant properties can cause thousands of dollars in damage for property owners but can also reduce property values in general throughout neighborhoods.

Simple measures can be taken by City Staff to protect vacant properties from major freeze damage. Code Enforcement staff has procedures in place that can be effective in protecting vacant properties in Apple Valley, but first we must know about them. Following proper notice, utility service can be disconnected at the curb, to minimize freeze damage in the event of a water line break within the home. We are also able to work with property managers and realtors when available to ensure adequate winterization has taken place or that the heat is kept on.
